This page is here to document the repairs and improvments made to the house we moved into in early 2016. ( We also had one for our previous home ) We use it to share images and documents with contractors for bids and repairs. Exterior (South) - Area where water is boucing back from deck has created some water damanged boards. These are going to need to be replaced.

While the painting is going on, I'd also like to have gutters put in above the deck area to prevent the splashback from the deck.

There are five or six boards which have small splits in them. I would like these patched and/or replaced appropriately.

Chimney Repair - September 2018

During the process of painting the house we discovered that a previous repair to the chimney had been done improperly. The flashing had been cut into and the seals between the base boards and siding were causing a leak into the attic.

Chimney has some small leaks along it's westward side near the base. ( I've added caulking to slow them down )

Exterior Paint (After) - August 2018

We hired a contractor to paint the exterior of the house and repair any exterior wood damage. It took a little over a week to paint the exterior and trim. The paint contractor allerted us to an issue with the deck surface peeling from previous work. Because deck had been painted using a "Rustoleum Deck Restore" product and our contractor would not guarantee the work done on top of this product. So we've opted to strip both decks and stain them. We managed to strip the paint from the entire upper deck using elbow grease and belt sanders.

Chimney Repair (After) - October 2018

Our contractor removed the entire chase (chimney) and much of the roofing around where the leak was discovered. It was rebuilt using treated pine lumber, cement board, and cedar siding. The chimney cap is in good condition. The siding is layered over the cement board to reduce the risks of any further leaks. New shingles and flashing were installed. Any interior roofing and trusses with water damage were replaced.

Dining Remodel - January 2019

  1. Removing the wall between the formal/informal dining area
  2. Rewireing the existing outlets to other locations ( as specified in detailed rendering )
  3. Relocating the two existing floor to ceiling cabinets to the garage.
  4. Removing the hand railings from the border of the recessed living area
  5. Install new hardwood floors in the dining Area
  6. Repair border where handrails removed with hardwoood
  7. Ceiling: Removing the existing lighting and ceiling fan and installing recessed cans on dimmers
  8. Ceiling: Install new recessed cans in Living room.
  9. Ceiling: Replace florencents with recessed cans in kitchen
  10. Ceiling: wrap crown moulding from living area around dining room.

Renderings:

We were unable to aquire the original architectural renderings. I made these renderings to 1:20 scale using a digital tape measure and Adobe Illustrator. The detailed versions were made to convey specifics to the contractors. Please keep in mind that I'm sure there are errors due to the fact that I'm not an architect or builder ( although I did do a lot of 'Googling' in an effort to be as accurate as possible to professional renderings ).
