We had a gas fireplace in our last house. It wasn't any more efficient or charming that the wood burning fireplaces. It was just gas logs and a blower. This time it's gonna be direct vent.. where the entire unit is sealed and pulls the oxygen down from the chimney. Now that the gas lines are in, I had to get some measurements to get the process started. I've started this note on the pricing and install options.

-estimate guess is at least **$8000** - even if it saves a couple hundred a month for the four cold months, it'd take ten years.

+# Issues
+
+We've had some hiccups along the way, so I just wanted to start list of issues we've had with the general contractor and sub contractors so they're not forgotten in case we need it.
+
+**Management**
+- General contractor has only been by the site once to check up on work - after the trusses were installed
+- Assistant to GC has only been by four times
+ - got upset when we requested that a sub look at the broken sewer line
+- Not much supervision of subs
+- Communication lackluster
+ - quotes and invoicing incomplete
+ - requested payment before work was completed
+- Timeliness
+ - slow pace - some contractors will work for just a couple of hours a day for a week.
+- Broken Sewer Line
+ - blowout line crushed by one of the haul off trucks or the lift equipment
+- Subcontractors
+ - contractor shit in our backyard - dog was eating something and noticed the roll of toilet paper
+ - contractors peeing in our driveway
+ - contractor puked in the yard because he came hungover
+ - left food trash in buckets upstairs that caused a bug infestation
+- had to drive over to GA to confirm quartz because couldn't get what was promised
+-
+
+**Craftsmanship**
+
+- left a pile of debris in the yard for three months
+- left the old sliding door in the yard for two months
+- we personally hauled off several loads of trash
+- drywall not consistent or square in spots
+ - dropping drywall at hvac intake
+ - not square where the corners meet
+ - didn't use the waterproof type throughout the bathroom
+ - make patches where it should have been an entire board replaced
+- ripped out a closet that didn't need to be removed
+- threw away good materials and unnecessary demo
+ - duct vents, bi-fold doors
+- broke glass into the yard by tossing shower doors over the ledge
+- didn't plug the two HVAC vents that were ducted into the closed ceiling
+- didn't patch the ceiling until months after the trusses installed
+ - $600 heating cost to heat ceiling area
+- don't clean up after work
+ - sawdust in the drive
+ - trash in yard
+- broken hardware on bifold doors
+- paint on tile floor
+
+**Costs**
+
+- Requested payment before work was completed
+ - saying that y'all 'had a lot of money' out there
+- promissed to charge costs on materials

I also blamed it on the amount of dust and other particles in the house from the renovations - drywall sanding, paint, and so on. +There has been plenty of rain and the air is still warm so on about day three of sneezing I went **on a mission** to see if I could fix it. I also blamed it on the amount of dust and other particles in the house from the renovations - drywall sanding, paint, and so on. I went after that with the shop vac and we've been swapping out the HVAC air filters and running separate air filters as well. I decided the first thing to do was to get an air quality monitor to measure.

-I added a Wyze air purifier that wouldn't need another ecosystem app[^3]. It's good - super quiet and super responsive with measurements. It's actually pretty fascinating to watch it spike up when a candle is lit or something is on the stove. We also did a little tidying behind the construction crew upstairs and flopped out the filters again. We recently re-insulated both attics and I wanted to inspect the duct work in the crawlspace[^4] as well.

We've already got two other air purifiers running but this one is fascinating to watch it spike up when a candle is lit or something is on the stove. I'm now watching the air quality changes hourly. We recently re-insulated both attics and I wanted to inspect the duct work in the crawlspace[^4] as well.

 ### Crawl Space

-Let me just quickly say I'm not a fan of attics or crawl spaces - it doesn't make any sense having spaces in your home that aren't monitored or running your ducts or having equipment in unconditioned space. I'm a big fan of mechanical rooms or basements where you can easily access your pipes, ducts, blowers and water heaters.
+Let me just quickly say I'm not a fan of attics or crawl spaces - it doesn't make any sense having spaces in your home that aren't monitored. Nor does it make any sense running your ducts and having equipment in an unconditioned space. I'm a big fan of mechanical rooms or basements where you can easily access your electrical, pipes, ducts, blowers and water heaters. The stack effect[^5], can suck air from the crawlspace into the home with falling temperatures because of a negative buoyancy force in the differing temperatures.

-We also recently added a gas tankless water heater in the crawlspace and I needed to familiarize myself with the operation for maintenance. For my own reference, it's a [Navien NPE-210A](/pdf/house-water-heater.pdf)[^5] and requires a yearly flush. I mapped out all of the duct work in the crawlspace.

 ![](/img/air-quality-crawlspace.jpg)

-And I added the coolest little thermal imaging camera[^6] so that I could check the duck work for leaks. It's amazing because it can see the temps behind walls so you can see electrical, leaks, ventilation, and drafts. the two upper red lines are hot water pipes and the lower blue line is the condenser for the air conditioning.

-The duct work is in good shape and well wrapped with only minor temperature fluctuations at the joints. There were also some where the vents meet the flooring. The only other thing I noticed was the high humidity, which for this area is about par. The crawlspace is partially encapsulated and I say partially because it's lined 90%, but the outside vents are still able to open and are not capped. The old adage about opening your vents isn't really up for debate anymore[^7]. It's best to control the air in your crawlspace completely if you're able.

-The humidity in our area can be brutal and it's particularly bad in August. I bought a [Moiswell MP70](/pdf/house-dehumidifier.pdf)[^8] and set it up. It's got a built-in pump to push the water out from under the foundation. The first time I let it roll, it was almost 75% humidity under the house and I was able to drop it down to 60% in just under and hour. I just added a remote so that I can monitor and control the conditions in the crawlspace without actually having to crawl anywhere.

I added a remote so that I can monitor and control the conditions in the crawlspace without actually having to crawl anywhere.

-Now that I've got the humidity under control, here comes winter with the heat sucking every bit of the moisture out of the house. So I think I'm gonna add some [new gas fireplaces](/notes/house/fire)[^9] this year. I'll be using the direct vent versions because they don't affect the air quality.
